Tenancy management of AIA Real Estate Investment portfolio. Work closely with facilities and asset managers to achieve optimum occupancy/revenue. Conduct market research to keep abreast of AIA properties. Ensure REI Leasing and Mortgage Department efficiently with proper control, accuracy and due compliance with relevant laws, regulatory guidelines, and internal policies.
Roles And Responsibilities- Lease and tenancy management for AIA Bhd’s occupied premises and investment properties.
- Prepare Letter of Offer, Tenancy Agreement & Renewal Letter for landlords/tenants in a timely manner.
- Submit request to LHDN online for stamping and arrange for documents for stamping in a timely manner.
- Ensure timely payment of security deposits (new deposit & top up).
- Establish checklist and maintenance on rent roll or master listing for external rental payment.
- Budget preparation, monitoring and management for owned and rented premises.
- Payment management and control for AIA Bhd’s occupied premises.
- Manage collection of rental income for AIA Bhd’s occupied premises.
- Update and maintain building occupancy listing, building fact sheets, stacking plans, rent rolls and profile checklists.
- Administration of annual valuation of company owned properties. Dealing with landlord on tenancy matters.
- Prepare Management Report for Investment Committee (Tenant listing, Yields and other investment related information).
- Liaise with various parties on lease-related matters such as lawyers, real estate agents, & tenants etc.
- To ensure all renewal and termination of branches for yearly are done in timely manner.
- To improve the process, workflow, maintenance, and upkeep filing. (soft & hard copy) system.
- Keeping record on lease administration and tenancy agreements details.
- Participate in leasing negotiation.
Ensure adherence to AIA policies, operating guidelines, processes and procedures.
Minimum Job Requirements- Degree in Business/Finance/Banking/Economics/Legal or any other relevant education or related experiences
- Have at least 5 years of related working experience in financial services industry on leasing, credit, operations, audit and compliance.
- Conversant with Legal / Statutory / Regulatory policies and guidelines relating to retail and corporate lending
- Other skills – proficiency in MS Office, effective verbal and written communication skills.
- Result driven and effective in managing team and other stakeholders
