Job Responsibilities:
- Liaising with Product Wealth & Advisory and Investment team on in-house research views and market outlooks in relation to the production of appropriate business development collateral.
- Consistently works to deepen existing relationships with business units and regional representatives to increase value-added support to them.
- Meeting clients to review current investment arrangements, discuss market / industry developments and potential changes to consider / implement.
- Conduct investments-related presentation and training to support & lead client education events to help client gain better knowledge of financial markets and financial solutions.
- Construct portfolios for clients depending on their goals and risk profiles.
- Conduct portfolio reviews with representatives, assess product suitability and market change impact to products help by clients as appropriate, identify opportunities and manage risks.
- Other investment advisory support.
- Undertake ad-hoc functions and related duties as required.
Job Requirements:
- Degree in related field (finance, investment, economics, accounting, actuarial science).
- Strong work ethic along with strong interpersonal and communication skills.
- Capable of taking responsibility for deliverables within a small, dynamic and high functioning team.
- Have solid understanding of financial markets and be able to communicate at all levels, internally and externally.
- Interested in investment markets/products along with the motivation to learn more about the financial investment landscape and sales process are key requirements.
- Outstanding communication, presentation and interpersonal skills.
- Excellent organisation and project management skills.

Job Description

- Reporting & Presentations : Contribute to the preparation of quarterly reports, investor briefing decks, board papers, and other internal and external communications. Support the development of high-quality, data-driven presentations and respond to ad-hoc reporting needs.
- Financial Modelling & Analysis : Maintain, enhance, and develop robust financial models for existing assets and development projects. Ensure the accuracy and integrity of model outputs to support strategic decision-making. Assist in evaluating potential investment opportunities.
- Capital & Debt Management : Support the forecasting of capital requirements and collaborate with the Treasury team on debt refinancing, capital structuring, and related tax and accounting considerations.
- Market & Industry Research : Conduct ongoing industry and market research to monitor trends, assess risks, and identify emerging opportunities across relevant asset classes.
- Transaction Support : Assist in the preparation and review of fund-related documentation, including equity calls, divestments, capital reductions, distributions, and share statements.
- Investor Relations : Provide accurate and timely data for investor reporting and communications. Support responses to investor queries and information requests.
- Asset Performance Review : Perform quantitative analyses of asset performance, including lease renewals, asset enhancement initiatives, sustainability efforts, valuations, and budgeting.
Requirements:
- Tertiary qualifications in Finance, Accounting, Economics, or Real Estate.
- Minimum 5 years of experience as an Investment Analyst (or similar), with at least 2 years with a particular focus on real estate financial modelling and investment analysis.
- Demonstrated expertise in financial analysis, including strong command of financial formulas and modelling techniques.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Exceptional analytical thinking, numerical accuracy, and problem-solving abilities.
- Excellent written and verbal communication skills.
- Strong commercial acumen, high attention to detail, and a proactive, business-oriented mindset.

Investment Analyst
to join the team based in Kuala Lumpur. As part of our team, your responsibilities will include (but are not limited to): Reporting & Presentations : Contribute to the preparation of quarterly reports, investor briefing decks, board papers, and other internal and external communications. Support the development of high-quality, data-driven presentations and respond to ad-hoc reporting needs. Financial Modelling & Analysis : Maintain, enhance, and develop robust financial models for existing assets and development projects. Ensure the accuracy and integrity of model outputs to support strategic decision-making. Assist in evaluating potential investment opportunities. Capital & Debt Management : Support the forecasting of capital requirements and collaborate with the Treasury team on debt refinancing, capital structuring, and related tax and accounting considerations. Market & Industry Research : Conduct ongoing industry and market research to monitor trends, assess risks, and identify emerging opportunities across relevant asset classes. Transaction Support : Assist in the preparation and review of fund-related documentation, including equity calls, divestments, capital reductions, distributions, and share statements. Investor Relations : Provide accurate and timely data for investor reporting and communications. Support responses to investor queries and information requests. Asset Performance Review : Perform quantitative analyses of asset performance, including lease renewals, asset enhancement initiatives, sustainability efforts, valuations, and budgeting. Requirements: Tertiary qualifications in Finance, Accounting, Economics, or Real Estate. Minimum 5 years of experience as an Investment Analyst (or similar), with at least 2 years with a particular focus on real estate financial modelling and investment analysis. Demonstrated expertise in financial analysis, including strong command of financial formulas and modelling techniques. Advanced proficiency in Microsoft Excel and PowerPoint. Exceptional analytical thinking, numerical accuracy, and problem-solving abilities. Excellent written and verbal communication skills. Strong commercial acumen, high attention to detail, and a proactive, business-oriented mindset. Position is permanent with a hybrid work arrangement. Job Description
Assist the Head of Department in formulating, developing, executing overall strategies/plans for acquisition, development & divestment of assets in Malaysia; Initiate in sourcing, exploring and identifying suitable investment opportunities in real estate of various asset classes as mandated by the Board/Management; Evaluate and structure real estate deals; Model full life cycle financial analysis from acquisition through disposition; Conduct financial analysis and feasibility studies entailing cash-flow analysis and yield projections for acquisition; Lead and conduct due diligence process, including review of financial and operational assumptions, legal, technical and supporting the effort of originating and negotiation of debt financing; Work closely with co-workers/external consultants to determine input for various discipline such as asset management, tax, finance, legal, technical, etc. required for the preparation of investment proposals; Develop and manage external relationships with investment bankers and lawyers; Prepare recommendation reports for proposed acquisitions and involved in investment due diligence; Conduct market research, info collection, collation and analysis of property market performance and prepare market report for company annual reports, quarterly results reporting and internal management updates; Evaluate and structure real estate deals and capital funding through unit issuance or debt funding via bank; Involve in dealing with investment banks, investors and analyst during roadshows for fund/capital raising. Carry out post acquisition analysis. Perform any other duties, which may be assigned/directed by the line of report from time to time.
