1. Maintenance & Repairs

• Perform regular preventive maintenance on:
• Take meter reading daily
• Electrical systems (lighting, panels, switches)
• Plumbing (pipes, toilets, pumps)
• HVAC systems (air conditioning, ventilation)
• Fire protection systems (alarms, extinguishers, sprinklers)
• Troubleshoot and repair faulty equipment or fixtures promptly.

2. Building Facilities Monitoring

• Conduct daily inspections of:
• Common areas (lobbies, hallways, car parks)
• Elevators/lifts
• Water tanks and pumps
• Generators and backup power systems
• Ensure equipment is running smoothly and safely.

3. Record-Keeping & Reporting

• Maintain logs of:
• Maintenance schedules
• Repair works completed
• Equipment inspections
• Report any major issues or hazards to the Building Manager or Management Office.

4. Contractor Supervision & Support

• Assist external vendors or contractors during servicing works.
• Monitor third-party work to ensure quality and safety standards are met.

5. Safety & Compliance

• Ensure compliance with safety regulations (e.g., JKKP, Bomba requirements).
• Attend to emergency issues (e.g., power trips, leaks, fire alarms).
• Support fire drills and other safety procedures.

6. Resident Support

• Respond to resident maintenance requests or complaints (as directed by management).
• Communicate courteously and professionally with residents and staff.

7. General Upkeep

• Assist with basic handyman tasks:
• Changing light bulbs
• Replacing door handles or locks
• Minor painting or patchwork

Building Maintenance Technician

Job Responsibilities Include:

Responsible for daily repairs and maintenance of properties, office buildings, warehouses, and other facilities.

Inspect and repair electrical systems (e.g., lighting, power outlets, electric meters, etc.)

Perform basic repairs and replacements of water pipes, faucets, toilets, and other fixtures.

Regularly inspect air conditioning systems and coordinate with maintenance and repair service providers.

Maintain the structural integrity of the building, such as simple repairs to doors, windows, floors, and walls.

Handle routine repairs and emergency repairs assigned by the company.

Advanced Responsibilities:
