The Lendlease Investment Management business is seeking to hire an experienced Asset Manager to join the team based in Kuala Lumpur. As part of our team, your responsibilities will include (but are not limited to):

Asset Strategy & Enhancement

• Develop asset plans to position retail asset for optimal performance.

• Lead asset enhancement initiatives to improve tenant mix, footfall, and overall asset value.

• Analyse mall revenue drivers and evaluate expense components.

• Provide insights into retail trends, tenant performance, and leasing strategies to improve asset profitability.

• Identify opportunities to optimize net operating income through cost efficiencies and revenue growth.

Financial Analysis & Valuation

• Build and maintain financial models to forecast asset returns and evaluate performance.

• Monitor market trends and asset value fluctuations to support investment decisions.

• Liaise with independent valuers during valuation processes

• Contribute to asset budgeting and planning to enhance long-term performance.

Reporting & Stakeholder Engagement

• Develop clear, data-driven reports and presentations for internal and external stakeholders.

• Communicate insights and recommendations effectively to senior management

Requirements:

• Minimum 5 years of experience in asset management, with expertise within retail or REIT sectors.

• Tertiary qualifications in Property, Economics, Business, or Finance.

• Strong understanding of asset valuation methodologies and property management principles.

• Good report writing skills, with the ability to present insights clearly and effectively to senior leadership

• Strong communication and stakeholder engagement skills

• Proficiency in Excel and financial modelling.

Asset Manager to

We are launching a large-scale vending machine company operating across Kuala Lumpur and Selangor. Our first machines will be IJooz AI-powered fresh orange juice machines. This is a unique opportunity to join us at the ground level and help scale a new business from startup phase to market leader.

Why This Role is Exciting:

• You will be the first employee and will have full ownership of vending machine operations.
• Within 12 months, you could grow into a Manager leading a team of machine operators.
• Exceptional candidates will be considered for a CEO role within 2 years, as we build this company together.

Key Responsibilities:

• Complete the Food Handling Permit and IJooz training to master all aspects of machine cleaning, maintenance, and operations.
• Take full accountability for all machine operations, ensuring machines are always operational, clean, and fully stocked.
• Pick up oranges from the warehouse and restock each machine every 2–3 days (initially 3 machines in 2025).
• Clean and maintain machines at every restocking visit; troubleshoot and resolve minor technical issues independently.
• Monitor machine performance via the IJooz software dashboard, proactively making decisions on which machines require restocking, servicing, or escalation.
• Coordinate with external technicians and vendors for major technical issues or repairs.
• Maintain accurate records of stock, maintenance schedules, and machine downtime.
• Contribute to process improvements and suggest strategies to improve uptime, efficiency, and customer experience as we scale.

Job Requirements

• Valid driving license (car ownership is a bonus; car allowance provided if using own vehicle).
• Basic mechanical or technical experience (able to service, maintain, and troubleshoot machines).
• Comfortable using software dashboards to monitor performance and manage operations.
• Strong problem-solving skills and accountability for results.
• High attention to detail and diligence in maintaining hygiene and operational standards.

Responsibilities

• Deliver Asset Management services for multiple Cisco customers.
• Act as the single point of contact for customers, partners, and internal Cisco stakeholders.
• Manage, track, report, and resolve issues related to customers' Cisco IB data.
• Support customers in managing the lifecycle of HW and SW assets to mitigate risks, optimize TCO, and improve customer experience.

• Ensure customer Install Based is correctly aligned with contracts, locations, and service coverage levels.

• Identify discrepancies and manage MACD activities.

• Interpret large raw data sets; conduct data analysis and audits – high level of excel mastery is required.
• Develop and lead execution of action plan to update Client databases with improved IB data – ability to work with Client tools and databases.
• Lead client calls, participate in quarterly business reviews, and conduct (potential) on- site visits - excellent communication skills. bold, assertive and possess a sense of ownership of the accounts/customers.
• Produce reports for Customers, Account Teams, and other stakeholders – ability to generate reports using excel, power BI (desired) and other dashboards.
• Ability to work independently and in a cross functional team environment
• Strong understanding of Cisco's business model, product portfolio, and GTM strategies.
• Advanced Excel skills (macros, pivots, formulas) and experience with data analysis.
• Proficiency in reporting tools like Tableau and Power BI.

Responsibilities • Deliver Asset Management services for multiple Cisco customers. • Act as the single point of contact for customers, partners, and internal Cisco stakeholders. • Manage, track, report, and resolve issues related to customers' Cisco IB data. • Support customers in managing the lifecycle of HW and SW assets to mitigate risks, optimize TCO, and improve customer experience. Key Job Duties • Accountable to ensure that customer’s IB is in the right contract, right location and under right coverage. • Ensure customer Install Based is correctly aligned with contracts, locations, and service coverage levels. • Lead the implementation of Asset Management services. • Onboard new customers and reconcile IB data from various sources. • Identify discrepancies and manage MACD activities. • Provide ongoing IB maintenance support and collaborate cross-functionally.
