This job location is in Johor Bahru.
An exciting opportunity for an experienced leasing professional to lead the strategy and execution of leasing operations for an integrated residential, commercial, business park complex. This role requires a dynamic leader with deep expertise in commercial and residential leasing, tenant relations, and market positioning to ensure optimal occupancy and revenue performance.
Responsibilities
- Develop and implement leasing strategies to maximize occupancy and rental revenue for luxury residential and commercial spaces.
- Lead and mentor the leasing team, fostering a high-performance culture and ensuring targets are met.
- Establish and maintain strong relationships with high-net-worth individuals, corporate tenants, and leasing brokers.
- Conduct market research and analysis to identify trends, demand, and pricing strategies within the luxury real estate sector.
- Negotiate lease agreements, renewals, and extensions with prospective and existing tenants to secure premium leasing deals.
- Ensure compliance with leasing regulations, contractual obligations, and company standards.
- Collaborate with marketing and operations teams to enhance leasing visibility, drive brand positioning, and execute tenant engagement strategies.
- Monitor industry trends and integrate innovative leasing solutions to elevate the property's market presence and desirability.
Requirements
- Bachelor's degree in real estate, business administration, or a related field.
- Minimum of 10 years of experience in leasing, preferably with exposure to residential and mixed-use properties, commercial, retail, industrial/business parks exposure will be an advantage.
- Strong knowledge of real estate trends, tenant preferences, and high-end leasing strategies in the Malaysian market.
- Proven track record in securing premium leasing agreements and driving revenue growth.
- Excellent communication and negotiation skills, with the ability to engage high-value clients and stakeholders.
- Leadership experience managing leasing teams and overseeing large-scale portfolio strategies.
- Expertise in budgeting, forecasting, and financial modeling for leasing operations.
- Ability to work independently while collaborating across teams to ensure seamless execution.
- As you will be dealing with Chinese owners, a high fluency in Mandarin is REQUIRED.
- Must have experience in the Malaysian/Singaporean leasing market - REQUIRED.

- To conduct investigation and regimented calling on mor 91 days delinquent accounts to trace the whereabouts of missing defaulters /vehicles.
- Negotiate with customers on repayment scheme and variation / restructuring loan scheme to update arrears.
- Review files and initiate site visits, legal notices to trace the whereabouts of uncontactable customers and untraceable customers.
- To ensure timeliness of repossession order, effectiveness of following up with repossessor on the outcome of the repossession. Provide recommendation of repossession fee for Managements approval.
- Prepare and analyse the units monthly KPI reports for process/productivity improvement.
- To support ad-hoc tasks from time to time assigned by superior/manager.
Job Requirements
- Minimum Diploma holder in any equivalent professional qualification.
- Minimum 1 2 years of related experience in collection and handling non-performing account. However, Fresh Graduate is welcomed to apply.
- Good communication in English and Bahasa Malaysia, both written and spoken. Able to communicate in Mandarin is additional advantage to contact and liaise with customers during negotiation.
- Well verse in using Microsoft Excel and Word.

Deputy Head, Green Asset Management is responsible for overseeing the development, management, and optimization of green energy assets, including Waste-to-Energy (WTE), biomass, biogas, small hydro power plant and Battery Energy Storage Systems (BESS). This role involves strategic planning, project execution, operational management, and financial oversight to ensure sustainable, cost-effective, and high-performing green energy projects. The incumbent will drive business growth, regulatory compliance, and stakeholder engagement to support the company’s sustainability objectives.
RESPONSIBILITIES
1. Project Development & Planning
- Lead the conceptual design studies, feasibility studies, site selection, and technical due diligence for development and acquisition of new green asset projects.
- Lead and structure processes for EPC tendering projects, negotiations with EPC contractors, FiT bidding projects, PPA negotiations, and overall power project development.
- Develop and implement business strategies for WTE, biomass, biogas, and BESS projects.
- Ensure compliance with environmental, regulatory, and technical standards in project development.
- Identify funding opportunities, grants, and incentives for green asset investments.
- Participate in technical due diligence assignments and prepare internal report as required
2. Project Management & Execution
- Lead and structure processes for technical scope, including Project Management, Design Review, Construction Supervision and Commissioning Supervision until COD.
- Oversee the end-to-end execution of green energy projects, ensuring timely completion within budget.
- Manage EPC contracts, ensuring quality, cost, and schedule adherence.
- Implement risk assessment and mitigation strategies for project execution.
- Coordinate with internal and external stakeholders, including government agencies, contractors, and investors.
3. Asset Operations & Performance Optimization
- Establish performance KPIs for operational efficiency, reliability, and profitability of green assets.
- Oversee O&M (Operations and Maintenance) activities to maximize asset lifespan and returns.
- Implement digitalization and data analytics for real-time asset monitoring and predictive maintenance.
- Drive continuous improvement initiatives to enhance operational sustainability.
- Develop and manage project budgets, ensuring financial viability and profitability.
- Negotiate Power Purchase Agreements (PPAs), Feed-in Tariff (FiT), and other revenue models.
- Identify cost-saving opportunities and efficiency improvements across assets.
- Conduct financial analysis and reporting to senior management and investors.
5. Regulatory Compliance & Sustainability Governance
- Ensure all projects comply with environmental, safety, and legal requirements.
- Work with regulators, policymakers, and industry associations to influence sustainable energy policies.
- Implement ESG (Environmental, Social, and Governance) best practices in asset management.
6. Stakeholder Engagement & Business Development
- Build strong relationships with investors, government bodies, technology providers, and industry partners.
